What is AppraiserUSA.com?
AppraiserUSA.com is a national real estate appraiser directory that has been operating since 1999. Real estate appraisers are listed from all 50 states and some US territories. The purpose of the directory is to allow users of appraisal services to find appraisers for the locations where they need appraisals.
AppraiserUSA.com provides several methods for searching for appraisers. The easiest method is to input the zip code of the property into the Zip Code Search box. All appraisers who serve the county where that zip code is located will come up. Other searching methods are by state, by counties within a state, and by cities within a state from the State pages that you get when clicking on a state within the USA map.
If you are an appraiser you can be listed in our directory free! We accept state licensed and certified real estate appraisers only. We do not accept trainee licenses, registered or associate licenses or their equivalent. You must be licensed by your state to complete appraisals on your own without a supervisor’s signature. In addition we must be able to verity that your license is in the ASC National Database at http://www.asc.gov
Our basic listing is free however we sell “directory positions” which will cause your listing to come in the top 5 of the search results when a search for the county you have purchased is made. Please see this page for pricing and terms of directory positions:

Federal Reserve Board to Clarify Customary and Reasonable Appraisal Fees

Overview of Petition:
This petition is intended to collect and forward as one voice the sentiments of as many appraisers and “white hat” AMCs as are willing, to respectfully ask the Federal Reserve Board to publicly clarify their intent as to the use of AMC fees as the basis of customary and reasonable appraisal fees. All versions of the Dodd-Frank Financial Overhall bill, from inception to passage of the Truth In Lending Act (TILA), include specific mention of the exclusion of AMC fees in identifying the amount of appraisal fees that are customary and reasonable. It is one of the core principles in the appraisal-related sections of TILA as passed.
The Federal Reserve Board released their interim final rule back in October that included two mechanisms for identifying customary and reasonable fees. Neither of those alternatives (Presumption One or Presumption Two) includes language that conflicts with or contradicts the prohibition of the inclusion of AMC fees in those deliberations, and in fact the interim final rule includes several references to that prohibition.
Some of these AMCs believe they have found some gray area to misinterpret the term “recent appraisal fees” as used in the Presumption One paragraph to mean “recent AMC appraisal fees”. We consider such an interpretation to be in gross conflict with both the stated intent of TILA and the letter of the law with respect to C&R fees.
We are requesting the Board to clarify their intent with respect to “recent appraisal fees” as referenced in the Presumption One passage. If, as we believe, the Board did not intend to contradict the law (TILA) then that’s something these AMCs need to hear from the Board directly and unequivocably.
On the other hand, if the Board did intend to issue rules that effectively gut this section of TILA that Congress signed into law then that’s a position they should be prepared to explain and defend to the public. And possibly to Congress and/or the Courts as well.
This petition is not intended as a magic bullet or a panacea for our current C&R difficulties, but as a next step in a logical sequence of events. It probably won’t solve the problem but if we can gather sufficient support it may set the stage for additional efforts.

We sell the top 5 positions for each county for a reasonable fee that you can pay yearly, or monthly (it is cheaper to pay yearly). In addition if the top 5 are sold out we sell the 6th through 15th position for a lesser fee. When a higher position comes open we have a system in place to move people up by seniority.

If you are a state licensed or certified appraiser we welcome your listing at AppraiserUSA.com. First, make sure you aren’t already listing. Click on your state on the USA map then click on “advanced search”. Put your last name in the “appraiser’s name” field and search. If you are already listed then skip to #2 below. If you are not listed, go to #1 below:
1. To sign up with AppraiserUSA.com go to http://appraiserusa.com and click on “appraiser listings” at the left of the screen. Then pick a user name and password and click the “register” button. Then fill out the form completely with your information and when done, click the “modify” button at the bottom to save your information. Wait until you get the “thank you” page before proceeding to make sure your your listing is completed.
2. If you are already listed then you may edit your listing if the information is not correct. Click on “edit existing listing” on the Appraiser Menu on the left of our main page. Then enter your user name and password and you will be able to edit your listing. If you have lost your password, enter your email address and it will be mailed to you. If your email address is out of date then there is a link where you can request your password.

This is where AppraiserUSA.com excells over most other appraiser directories. We have an “advanced search page” at http://appraiserusa.com/appr/advanced.htm (as well as an advanced search page on each state page). You can search for a specific appraiser, a specific appraisal firm name, an appraiser located in a specific city, or within a specific zip code.
The best thing about the advanced search is that you can search for an appraiser who specializes in certain types of properties or appraisals. For example you can search for Nursing Home appraisers or Golf course appraisers throughout the USA since those types of appraisers usually serve the entire country. We currently have 98 different appraisal specialties listed!
